Labrador Partners LLC ("Labrador Partners," "we," "us") buys and develops land. This policy explains what information we collect when you contact us, visit this website, or talk with us by phone, text, email, or mail, and how we use and protect it.
Information we collect
- Information you give us: your name, phone number, email address, mailing address, and details about property you own or are considering selling.
- Our communications with you: calls, text messages, emails, and letters between you and us, including their dates and times. Calls may be recorded where the law allows, and we tell you when a call is recorded if the law requires it.
- Public records: property ownership, parcel, and tax information from county and other public sources.
- Website information: basic technical information your browser sends, such as your IP address and browser type, kept in our hosting provider's logs.
How we use your information
- To respond to you and continue conversations you start with us.
- To evaluate property, prepare and discuss offers, and complete purchases, including working with title companies, closing agents, and surveyors.
- To keep records of our transactions and meet our legal, tax, and accounting obligations.
- To protect our business, our customers, and the public from fraud and misuse.
Text messaging (SMS)
We text you only after you contact us first, by texting or calling our number, or when you agree on a call to continue by text. Texts are about your property inquiry or a transaction you're part of. Message frequency varies. Message and data rates may apply.
No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties. We share it only with the service providers that deliver our messages, such as our messaging provider and wireless carriers, and only to deliver them.

How we share information
We don't sell your personal information or rent it to anyone. We share it only:
- With service providers that work for us, such as phone and messaging providers, cloud hosting, and email, who may use it only to provide their services to us.
- With parties to a transaction you're part of, such as title companies, escrow and closing agents, surveyors, and lenders.
- When the law requires it, or to protect our rights, our customers, or others.
- With a buyer or successor if our business, or part of it, is sold or reorganized, under this policy's protections.
How long we keep information
We keep information as long as we need it for the purposes above, including our record-keeping, tax, and legal obligations, and then delete it or keep it in a form that no longer identifies you.
How we protect information
We use access controls, encryption in transit, and reputable cloud providers to protect your information. No system is perfectly secure, but we limit access to the people who need it to do their work.

- Texts: reply STOP to stop texts, and START to resume them.
- Calls, mail, and email: ask us to stop contacting you, and we will.
- Access and correction: ask us what information we have about you, or ask us to correct or delete it, subject to the records the law requires us to keep.
Children
Our services are for adults. We don't knowingly collect information from children under 13.
